TOP 10 LIST IN PLANNING YOUR DREAM HOME

Do your research...

My favourite websites and apps are Houzz and Pinterest. Both of these programs have 1000s of beautiful homes that you can store in your own file whether it is a bathroom tile, size of fireplace or the type of chandelier you want for your dining room. Similarly, cut out pictures from magazines and keep them in a binder under headings such as living space, bedroom, bathroom, kitchen, etc…

Visit open houses and new home builders. Take notes and pictures of things you love, and things you don’t. This gives us a guide to refer to when design questions arise…

Look to the future...

When considering the needs of your family, remember to look to the future. The needs of your children or spouse will change with time. Schools, yards, playgrounds, shopping, proximity to employment are all considerations here. Also, with toddlers, you require a playroom near the great room to keep a close eye on them but as they get older a separate space like a recreation room allows a quieter space for Mom and Dad. If you choose a location because of a grade school but the middle school or high school is far away or poorly ranked, you may regret your decision.

Floor plan and flow...

Flow is the way that we move in and out of spaces within our home. Imagine yourself moving around the kitchen, how the kids will play inside and outside and how separation may create privacy. If you have a home business, what is the flow of your clients and the separation from the rest of the house.

This requires some imagination but is well worth it. Floor plan magazines are a great reference here. Cutouts from these magazines should be collected in your binder. If you see something you love, cut it out and keep it in a folder so that you can share with your designer exactly what you are visualizing. Your chances of getting what you want are much better if you can help your designer and builder visualize with you.

Footprint and efficiency...

Efficiency means lower utility costs. Effective insulation, high quality windows and doors and consideration for solar orientation allows us to use the sun to warm our homes in the winter and with proper shading to keep them cooler in the summer.

Size of your home and the environmental footprint are tied closely together. Creating a more efficient home is easier if the space is smaller, which also lessons environmental impact.

Location is key...

Have you been dreaming of a view or waterfront lot or is your priority to be closer to schools and work. Use Google Maps and record locations of schools, shopping, recreation areas, playgrounds and work to get an feel for a few neighbourhoods that work for you and your family.

Interview builders...

We hope that you will choose Solaris but we recommend that you interview several builders, check the Better Business Bureau for reports and ask friends for referrals. Visit the builder websites and determine whether the style and quality of homes matches your taste and budget. Discuss your budget and time frame for building. Confirm that they have a warranty program, membership to the local builder’s association and insurance including WorkSafe BC.

It's better to measure twice and cut once...

A carpenter once said that ‘It’s better to measure twice and cut once’. After your project starts, changing your mind generally means increased costs. Proper planning and research will enable you to enjoy the magic that happens when your visions become reality.
